Star Great Lakes Crossing Theatre

The Star Great Lakes Crossing Theatre is located in Michigan's newest shopping center mall
with over 1.4 million square feet of retail stores, outlet stores, entertainment and food
court. The theatre's end-cap position maximizes its visibility from the nearby
interstate. The location also allows patrons to walk through the theatre lobby on
the way to the shopping mall, exposing potential patrons to the cinema experience.
The design team of Rockwellgroup and the architectural and engineering team of Fishbeck,
Thompson Carr and Huber were selected for this project based on their success with the
Star Southfield Entertainment Center project. The project presented several design
challenges that the entire team contributed towards resolving:
- Maintaining a high level of quality and
esthetic value
- Creating a unique design using prototype
elements, and
- Staying within budget constraints

For this project, the cinema owner selected
a multiple-prime contract
strategy entering in direct contract with all building trades. The project
management firm APM was selected to manage the day-to-day project field and administration
activities. This approach offered several important advantages to the Owner's overall
delivery strategy:
- Fast-track part of the work
- Benefit from direct purchase of major
equipment components
- Ability to bid and negotiate directly with
each contractor, and
- Overall cost and schedule control
T he approach also offered contractors an advantage by being able to deal
directly with the owner
on
contract, cost and performance issues. Knowing that each contractor's success depended on
working together, a commitment by everyone from the outset to working together towards a
common goal was a contributing factor to the project's success.
T eam building and a partnering environment as well as the cinema owner's
direct commitment to the project and each contractor, created a win/win situation for
everyone involved. The level of trust maintained throughout the project was
essential to dealing with claims and change orders as well as resolving potential
scheduling conflicts.
Making each contractor a major contributor to the success of the project filtered to all
trade and project personnel creating a sense of ownership and pride that was shared by
everyone.
